You initiate

Book and provide your property list

Visit sqout.co/book, select your documentation tier, and provide the property addresses you want observed. You tell us what to focus on — noise concerns, natural light, storage, observable landlord interaction, parking. We take it from there.

Payment is processed securely via Stripe. You receive a confirmation email within 5 minutes of booking.

Scout assignment

A Scout is assigned within 24 hours

A trained, certified Scout in your target market is assigned to your documentation job. They review your priorities and notes before visiting. AI assists in matching Scouts to markets and flagging any protocol questions before the visit.

You receive a notification when your Scout is assigned.

The visit

Scout conducts the documentation visit

The Scout follows the sqout standardized documentation protocol — the same steps, the same categories, the same thoroughness on every visit. Nothing improvised.

Approach: Scout walks the block, documents parking availability and condition, photographs building exterior and entry
Common areas: Lobby, hallways, mailboxes, laundry, any amenities — all documented
Unit interior: Every room photographed, every cabinet and closet opened, faucets run, under-sink areas checked, windows opened and noise noted
Light and noise: Natural light direction and intensity documented; ambient noise recorded at time of visit
Landlord interaction: Observable details of the landlord or manager interaction documented — punctuality, responsiveness to questions, condition of information provided
Field summary: Scout records a direct summary of observable conditions immediately after the visit

Report generation

AI-assisted consistency review and report compilation

After the visit, the Scout submits their documentation. AI assists in reviewing report consistency — checking that all 8 categories are scored and justified, that photo documentation is complete, and flagging any drift from the standardized protocol before the report is finalized.

This consistency layer is what makes sqout reports directly comparable across properties, markets, and Scouts. The human does the observation. The protocol and AI ensure the documentation is standardized.

Delivery

Your sqout Report report arrives by email

Your complete documentation report is delivered to your email within the timeframe for your tier — 24 hours for Snapshot and Same Building, 48 hours for Dossier and Full Scout.

For the Full Scout tier, a separate email schedules your 15-minute findings call with your Scout to review documented observations.
