sqout is a flat-fee consumer field documentation and observational reporting platform. Our service consists solely of dispatching independent contractors ("Scouts") to physically visit rental properties identified by our customers and document observable physical conditions at those properties at the time of visit.
sqout produces standardized observational reports containing photographs, condition scores based on observable characteristics, and written field notes reflecting what was observed during a single visit at a specific date and time.
sqout expressly does not provide, offer, or engage in any of the following activities:
All sqout reports are observational documentation only. Reports reflect what a trained Scout observed during a single physical visit to a property at a specific date and time.
Property conditions can change after the date of a Scout visit. sqout makes no representation about conditions after the documented visit date. Consumers rely on sqout reports at their own discretion and bear sole responsibility for all rental decisions.
Scouts are independent contractors who conduct observational documentation visits only. Scouts introduce themselves as conducting an independent property documentation visit. They do not represent, act as agents for, or negotiate on behalf of any party to a rental transaction.
Scout field notes and condition summaries reflect observable conditions and interactions only. They do not constitute professional opinions, advisory guidance, or recommendations in any fiduciary or representational capacity.
Florida Statute Chapter 475 governs real estate brokerage and related licensed activities. sqout's service is designed and operated as a consumer-side observational documentation platform that does not engage in brokerage activity as defined under Florida law.
sqout does not hold, require, or represent that any Scout holds a Florida real estate license. sqout's service is structured as a flat-fee information service analogous to a professional documentation or consumer reporting service, not real estate brokerage.

To the maximum extent permitted by applicable law, sqout's total liability for any claim arising from or related to a Scout report shall not exceed the amount paid by the client for that specific service.
sqout is not liable for rental decisions made based on report findings, changes in property conditions after the documented visit date, actions or inactions of landlords or property managers, or any loss arising from a consumer's rental decision.
