Section 1

Agreement to terms

By booking a sqout documentation service you agree to these Terms of Service. Please read them before booking. sqout is an independent field documentation and consumer reporting service. sqout is not a licensed real estate broker, agent, apartment locator, or tenant representative.

Section 2

What sqout is — and is not

sqout provides a flat-fee observational property documentation service. Scouts physically visit rental properties and document observable conditions. sqout is not:

Scouts do not negotiate leases, represent clients in transactions, provide real estate advisory services, or participate in rental transactions in any capacity. See our full service disclaimer.

All fees are flat fees in USD payable at time of booking via Stripe. Delivery timeframes begin after receipt of full payment and all required client information.

Section 4

Refund policy

Full refund: If no Scout is available in your requested market, or if sqout cannot gain access to a property through no fault of the client.

Partial refund: If fewer properties are documented than ordered due to access issues beyond the client's control, at a prorated per-property rate.

No refund: Reports reflect documented observations at a specific visit date and time. Reports are not refundable based on disagreement with findings, a change in rental decision, or conditions that changed after the visit date. Refund requests must be submitted within 7 days to hello@sqout.co with your order number.

Section 5

Nature of reports

sqout reports represent observations of a trained Scout during a single physical visit at a specific date and time. Reports are observational documentation — not home inspections, real estate appraisals, legal opinions, professional endorsements, or advisory recommendations of any kind.

Property conditions can change after the visit date. sqout is not liable for changes in property condition between the visit date and client occupancy.

Section 6

Client responsibilities

By booking, you confirm that you are at least 18 years old; that information you provide is accurate; that you understand reports are observational documentation, not advisory services; and that you have authority to request a Scout visit for the properties listed.

Section 7

Confidentiality

sqout treats client information as confidential. We do not share client names, contact information, or specific property interests with landlords, listing agents, or third parties except as required by law. Aggregate, anonymized building data from Scout visits may be retained in the sqout building database to power Vault Report products.

Section 8

Limitation of liability

To the maximum extent permitted by applicable law, sqout's total liability for any claim shall not exceed the amount paid by the client for the specific service at issue. sqout is not liable for decisions made based on report findings, changes in property condition after the visit date, or actions of landlords or property managers.

Section 9

Governing law

These terms are governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Pinellas County, Florida, or through binding arbitration at sqout's election.
